🌟 Job Overview
The Commercial Manager will lead the commercial, contractual and cost-management activities of major data-centre projects.

The role includes project-cost monitoring, FIDIC contract administration, contractor-payment certification, variation and claims management, commercial risk control and final-account settlement.

🔹 Cost Management
🔺 Monitor project expenditure against approved budgets.
🔺 Prepare and maintain cost reports throughout the project lifecycle.
🔺 Identify cost risks and recommend effective mitigation measures.
🔺 Forecast final project costs.
🔺 Prepare and monitor project cash-flow forecasts.
🔺 Analyze financial variances and report findings to project leadership.

🔹 Contract Administration
🔺 Lead contract administration for major data-centre projects.
🔺 Administer FIDIC and employer-specific contract forms.
🔺 Review contractual obligations and advise the project team.
🔺 Ensure compliance with contractual notices, deadlines and procedures.
🔺 Manage contractual notices, instructions and formal correspondence.
🔺 Monitor contractor and consultant compliance with contract terms.

🔹 Valuation and Payment Certification
🔺 Review contractors’ interim payment applications.
🔺 Measure completed work and verify quantities and progress.
🔺 Prepare payment recommendations and certificates.
🔺 Assess advance payments and financial deductions.
🔺 Monitor retention amounts and the release of securities.
🔺 Ensure payments align with contract terms and completed work.

🔹 Variations and Change Management
🔺 Assess variations and change orders.
🔺 Evaluate the commercial impact of design changes.
🔺 Negotiate variation values with clients and subconsultants.
🔺 Maintain a comprehensive variation register.
🔺 Ensure all changes are properly documented and approved.

🔹 Claims and Commercial Management
🔺 Review Extension of Time claims from a commercial perspective.
🔺 Assess prolongation, disruption and acceleration costs.
🔺 Support the preparation and defence of contractual claims.
🔺 Review documents and evidence supporting claims.
🔺 Participate in dispute avoidance and resolution.
🔺 Provide commercial and contractual advice to the project team.

🔹 Risk Management
🔺 Identify commercial and contractual project risks.
🔺 Prepare and maintain commercial risk registers.
🔺 Assess the financial and operational impact of potential risks.
🔺 Develop mitigation plans and corrective measures.
🔺 Monitor the implementation of risk-management actions.

🔹 Final Account Settlement
🔺 Negotiate and agree final accounts with contractors.
🔺 Ensure all approved variations and claims are incorporated.
🔺 Review outstanding financial commitments before project closure.
🔺 Close out all commercial and contractual project matters.
🔺 Ensure final documentation and records are complete.

🔹 Bachelor’s degree in Engineering, Quantity Surveying, Construction Management or an equivalent discipline.
🔹 Additional professional qualifications in Commercial Management, Contracts or Quantity Surveying are preferred.
🔹 At least 12 years of commercial, contractual and quantity-surveying experience.
🔹 Strong experience in construction, data-centre or infrastructure projects.
🔹 Experience in contract administration, claims, payments and variations.
🔹 Advanced knowledge of FIDIC contracts and contractual procedures.
🔹 Experience preparing cost reports, financial forecasts and cash flows.
🔹 Strong negotiation skills when dealing with clients, contractors and consultants.
🔹 Excellent numerical and commercial-analysis skills.
🔹 Excellent written and spoken English.
🔹 Proficiency in Microsoft Word, Excel, PowerPoint and Outlook.
🔹 Ability to prioritize tasks, manage time and meet demanding project deadlines.
🔹 Ability to work independently and as part of a multidisciplinary team.
